Start Your Journey
We’ve put together this step by step process to help you navigate through all the steps it takes to go from getting pre-approved, to finding your dream home and finally closing on the home of your dreams.
Along the way you may have questions. You can find some answers under our FAQ section, or feel free to contact anyone at The Micham Group, we are always happy to help.
WHAT’S THE FIRST STEP YOU NEED TO TAKE?
Pre-Approval
The mortgage process begins before you even make an offer on a house, and getting pre-approved is the first step you should take before shopping for a home. Knowing how much house you can afford responsibly and the loan you qualify for is important, as it will help you and your real estate agent (you’ll need one of those, too!) know where to start when searching for your perfect home.
During this step we analyze income, credit, and assets to determine the amount of financing you qualify for. Once you get pre-approved you are ready for the next step. We will need to make sure we have all of the proper documents. Those include, but not limited to:
- 2 Recent consecutive pay stubs
- The last 2 years W2s
- The last 2 months consecutive bank statements with all pages
- Copy of drivers license, passport, or similar identification.
NOW THE FUN BEGINS
Find a Home
The hunt is on. You know how much you have to spend. Now you can comfortably work with a realtor to find the home you’ve always wanted. There will be no question about what you can afford and what you can offer. This will make the home shopping experience much more comfortable.
YOU FOUND YOUR HOME. NOW GO GET IT!
Make an Offer
Once you’ve found a house you love that fits all your needs and lifestyle, it’s time to submit an offer. At this step you feel confident though because you are making a solid offer armed with your pre-approval letter. The pre-approval letter lets the seller know that there is no question that you can back the offer you have made. There may be some back and forth negotiating between you and the seller, but it’ll all be worth it once your offer gets accepted. While you’re one step closer to the home of your dreams, now comes the inspections, contract, and next steps in the mortgage process.
